General Session Board Meeting Minutes

June 1, 2004

Location: Basin Library, Idaho City, Id

Board Members present: Brent Adamson, Elizabeth Martin, Loyal Willis, Theresa Mann

1) Minutes and Financial: The Board unanimously approved the minutes of the May 4, 2004 meeting. The current checking account balance is $5,045.26 and the money market (reserve) account balance is $25,301.13.

2) Managers Report: Jim White reported on the following:

• Water line leaks/repairs done in May.
• Jim discussed repairs/cleaning of electrodes on water meters. He will also check water flows on each well.
• Jim contacted Gardner Construction to schedule road grading. He also obtained estimates from them for the placement of a culvert/drain at the end of Bull Frog Drive. The estimated cost of a French drain is $921.00 vs. a culvert at $748.00. Jim and Loyal described the differences between the two options and indicated that a French drain would be most appropriate for that area. Following discussion the Board approved the installation of the French drain.
• Gate: Jim said the new gate number for the gate is #1131. The gate openers will continue to operate as before. The phone is in working order. WLC has contacted their electrician again to complete the electrical work necessary to allow operation of the gate (flood light and light in phone booth). Elizabeth will make a new listing of phone #’s for contact if the gate malfunctions to post at the gate.

3) CCR violations: No new violations reported/noted.

4) Correspondence/building plans:

• Tony Bowar is building in Sub #4 on a lot that will have access to the community water system. He has been in contact with Jim and will notify Jim when he is ready to connect to the system.

• Sub #3 owner, Clifford Gribble requested a copy of the building plan guidelines.

• Amy Davis presented complete plans for home construction on property she intends to purchase in Sub. #1. Following review and discussion the Board approved her plans as presented, subject to her purchase of the property.

5) Committees:

• CCR revision: Jon Long Sr. and Julie Randolph have volunteered to participate in a committee to review and propose changes to the existing CCR’s for Sub. #’s 1, 2 and 3. The Board will attempt to recruit additional participants for this committee by the July meeting.
• Bob Obermeyer was present at the meeting to advise the Board that a ‘Neighborhood Watch’ meeting is being held in Idaho City on June 2, 2004. He volunteered to attend the meeting as a representative of Duquette Pines to determine if such a program was an option for Duquette Pines. The Board thanked him for his offer and did request that he attend the meeting on behalf of DPHOA Board. He will let us know the outcome of the meeting.
