Duquette Pines Homeowners Association

General Session Board Meeting Minutes

June 7, 2005

Location: 600 Main St., Idaho City, Id

Board Members Present: Brent Adamson, Bruce Reichert, Loyal Willis,

                                         Carol Kirkland, Theresa Mann

1)      Minutes/Financial: The Board unanimously approved the minutes of the May 3, 2005 regular meeting and the minutes of the May 7, 2005 annual members meeting. Marcy Rowe reported a checking account balance of $5,378.17 and reserve account balance of $58,479.17.

2)      Manager Jim White’s report:

  • Gardner Co. provided an estimate of approximately $6,000.00 to widen two sections of road (one on Meadow Rd. and one on Bull Pine). Loyal advised that Brad Stone/WLC had made available the balance of the decomposed granite located at the old gravel pit. Jim will request a new, reduced estimate from Gardner Co. based on Duquette providing the gravel. Based on a revised estimate from Gardner CO., on June 15, 2005 the Board approved the expenditure of $3,500.00 to widen those sections of road.
  • Gardner’s will grade roads and continue the tree removal process.
  • Jim will spray for knapweed on Duquette property. Jim reminds owners of their responsibility for removal of noxious weeds on private property.
  • Water hook ups: the Board agreed that ‘hot taps’ will be required for hook up to the water system to reduce exposure to contamination.

3)      Dust Abatement: Property owner Don Wydra, Bruce and Brent researched and provided information regarding magnesium chloride and pine resin products for use as dust abatement. Property owners in attendance at the meeting expressed concern regarding use of pine resin. For the year 2005, the Board agreed to limit dust suppression methods on Duquette roads to the use of magnesium chloride. Again, this year, as in the past, owners desiring dust suppression on roads adjacent to their property may do so at their own expense. The Board agreed to continue to compile information regarding options for dust suppression. When information has been compiled, a survey will be done to obtain the views of property owners regarding dust suppression and funding options.

4)      Building Plans: No new plans submitted.
