General Session Board Meeting

December 5, 2006

Location: 600 Main St., Idaho City, Id

Board Members present: Brent Adamson, Bruce Reichert,

Theresa Mann, Elizabeth Nelson, Jon Long, Sr.

Present: Jim White, Manager

1) Minutes and Financial: the Board approved the minutes of the October 3, 2006 Association Members special meeting and the October 3, 2006 regular Board meeting. The current checking account balance is $14,053.43 and the money market (reserve) account balance is $110,106.05.

2) Building Plans:

• David Shiner: Duquette Pines Sub. #4, Block 3, Lot 20 – the Board reviewed and approved the plans as presented.

• Ryan and Leann Hayes: Duquette Pines Sub. #4, Block 5, Lot 14 – The Hayes presented tentative building plans that included the option of placing a ‘panelized’ structure. The Board confirmed that ‘panelized structures’ would not be prohibited if they meet all of the criteria of the CCRs for Sub. #4. Hayes building plans are not complete therefore were not reviewed for approval. Hayes will present the full plans when completed.

3) Managers Report:

· Jim White reported that Tom Glass had made adjustments to the gate control panel and the gate openers are working properly.

· Jim recommended obtaining additional information regarding a recommendation that had been made by Gardner’s regarding a ‘minimal’ road oil spray for consideration next summer. The Board agreed that review of additional information should be done prior to the spring/summer road maintenance.
