General Session Board Meeting

October 2, 2007

Board Members Present: Brent Adamson, Bruce Reichert,

                     Roy Doan, Kim Heintzman, Jon Long,Sr.

 

              Present: Jim White, Manager; Art Burget, Theresa Mann

 

 

1)                           There is some concern that our two working wells may need some help, or at least some backup. Brent has contacted a well drilling outfit. They will come up and check our pumps, to make sure they are all working; do a depth check; and offer suggestions about what to do with our abandoned well.

 

2)                           There was much discussion about our proposed fire house. For starters, we need a conditional use permit, which we will be submitting soon. But before that, it’s probably a very good idea to have a “neighborhood meeting,” to tell folks our plans and get some input. We will do that. Then there has to be a P & Z meeting. A question arose: do we need to amend Division Four CCR’s, since we are proposing to build on “common” land originally part of Division Four. Some believe that subsequent signed Agreements turned the “common” land over to all of the subdivision, not just Division Four. We will get an opinion from our attorney.

We do know that, because of the closeness to our wells, the fire house would not get septic approval if put on Lot 24, part of the common property. In fact, septic approval doesn’t seem to be possible for any of the common property being considered, given the lay of the land.

We went into the meeting assuming our fire house would start out as a 30x40 metal building, that would then be sided. However, we will get some bids on a regular ‘stick’ building before we decide. The building will need to be heated, since there will be water in the truck. The truck is one that the Idaho City Volunteer Fire Department will store up here and let us use. No doubt, we will need many residents to learn how to operate the vehicle, to make this a worthwhile venture for us.

 

3)                           There will be letters sent to various individuals, asking them to improve the look of their property. Neighbors are complaining. The next Newsletter will address some of the various violations of the CCR’s.

 

 

4)                           Another lengthy discussion ensued, regarding the proposed RV storage site. Art Burget and Roy Doan led the discussion, since this is an issue with many folks in Division Four. The two of them will take this matter “under advisement,” which is another way of saying, they’re on the committee and looking for others to help them. They will present to the Board a plan of action, which will undoubtedly include a large fence.

 

5)                           There was also discussion about speeding in the subdivision. There’s too much of it going on, and someone’s going to get hurt or killed. No one wants speed bumps, but that may be the solution.
