General Session Board Meeting

January 8, 2008

Board Members Present: Brent Adamson, Roy Doan, Kim Heintzman.

Present: Treasea Long, Treasurer 

 

1. The main topic of discussion was snow removal. While Gardners were complimented for the overall job they do, it was noted that not all jobs are equal. This inconsistency was attributed to two things.

First, when another storm is on the way a quick job is done to open the roads and prepare for a more complete removal the next day. Secondly, a difference in operators was noted.

 

The board thought this was a good time to remind everyone of the obligation the association has as far as snow removal is concerned. According to the covenants, the minimum requirement is for a single lane to be kept open for 4 wheel vehicles when 6 inches of snow has fallen. As you are aware, the board has far exceeded this minimun, and we hope to keep our roads as clear as they have been. But at a cost of between $500 and $800 per job, this winter is becoming costly.

 

If snow continues to fall every couple of days, we may have to look at cost savings measures. (This reporter, Kim, added that last sentence!)

 

2. Snow removal by individuals on their own lots was also discussed. Several owners are dumping snow on neighboring lots, which is against the covenants. This is causing problems in several ways, such as berms left in the road affecting others. Excessive or improper berms along the roadside causing Gardners problems and thus costing us money in extra charges.

 

3. The issue of a homeowner not responding to our requests to meet the Covenants was discussed, and it was decided to enlist our lawyer to pursue this issue.
