Minutes
- approved as presented from July meeting.
Financial Report
-
- Michelle
gave information on financials as of August 3. Checks were signed.
- The
new Board will make the decision regarding switching banks and separating
accounts (water/subdivision maintenance).
- Michelle
advised the Board of a new foreclosure in the subdivision.
She will send a bill to the mortgage company for the dues.
- Michelle
will go to the tax accountant and give them tax information.
- Liens
need to be re-filed. Brent will get the information to Michelle
so she can update the information.
- The
Board will discuss at next month’s meeting the process of collecting dues.
Manager’s Report
–
- Jon
did some fire-preventative weed eating around the generator shed, water
mains on Meadow. He found a leak near Don Wydra’s house
in this process, and has called someone to check it out this next week.
- He
did a repair to the fire hydrant at Meadow/Meadow – the key was installed
too close to the main.
- He
built 3 new gate arms this month - - no breakage during July.
- He
installed 9 speed bumps. There was a complaint about one speed bump
placement. Jon will move it to address
the problem.
- Regrading
was completed on the Rose Bush culdesac.
Gravel was applied and watered in at Elderberry Circle.
Jon asked what the Board would like to do about gravel for homeowners
to use during winter. If we want
to purchase again, we should discuss a cover.
- Jon
asked about the water truck. It’s currently being stored on private
property and should be moved. Brent
offered to store it on property for the time being.
- The
subdivision’s road maintenance contract is up in October.
Jon will advertise for bids prior to the September Board Meeting. Brent will check our records as to the
contract language to put in the bid. Do
we want to split the bid, summer/winter maintenance? The Board will discuss and decide this
detail via email before advertising.
- Jon
will get bids to improve visibility in the road at Meadow/Reinhardt .
Water shutoff update
-
- Because
of the letters to severely past due homeowners, we received full payment
from 2 households and assurances from others that their balances would be
paid by next week.
- Randy
Smith and Jim Barrett made payments on their accounts and arrangements for
monthly payments to bring their accounts current.
- Allen
Stubblefield has not paid. Jon will be assembling the water shutoff
valve and installing it at this property approximately August 15, 2010.
Building Plans
–
- None
were submitted to the Board.
- Tom
McKeown brought up an issue with the supposed approval of a plan for a vinyl
fence. The work was started without submission
of plans or approval by the Board and the homeowner is disputing this.
Discussion by the homeowner of a retaining wall already started was
made with Brent at the annual meeting, and Brent advised the homeowner to
submit plans so the Board could approve. Jon
saw the vinyl fence being built and brought it to the Board’s attention. Jon advised the homeowner and construction
was stopped at this point. The homeowner
is upset and Brent will draft a letter for approval by the Board.
CCR Enforcement
and Understanding –
- The
New Board is anxious to proceed with cleaning up the subdivision and notifying
residents that may have a violation or pending issues.
Our goal is to maintain a quality of life we chose when we moved
to Duquette Pines. Jon will do a
drive-by subdivision inspection to check for CCR violators. Letters will be sent so homeowners are
aware of issues to address. A Fall
cleanup will be planned in order to facilitate the effort.
- Because
of the onset of fire season, homeowners are also encouraged to clean up
a defensible area around their homes.
The next Board meeting
will be 8:30 a.m., Saturday, September 11, 2010 at Wendy’s cabin.
