Minutes -
approved from the November meeting as
presented.
Financials –
- Michelle is in the process of signing us
up for Qwest auto pay.
- She presented bills to be paid and had the
checks signed.
- Quarterly statements will be mailed around
January 1st, and the Board will compile a newsletter to insert with
the statements, or mailed to homeowners who will not receive a statement.
- Michelle updated the Board on
outstanding accounts.
Manager’s Report –
- Loyal Willis’ lot had a major water leak
that was emptying the subdivision water tanks. Repairs were made, and Mr.
Willis will be billed for his portion of the repair expense. Moved and seconded to bill Loyal $935.00 for repair of his pipe. Motion carried.
His water line is
currently connected to two other neighboring lots. In the Spring, the
Board will cap these two lines.
- Jon replaced one broken gate.
- He removed slash from side of the road
where trees had been limbed.
- A new burn pile was created.
- Jon had a load of gravel delivered and
covered for homeowner use (Lantern Way).
- Gardners has been leaving large berms in
front of driveways, causing complaints from the homeowners. Other items regarding snow removal were
discussed. The Board will meet with
Gardners to clarify areas of concern on Saturday afternoon, December 4,
2010.
- Sanding – The Board had a discussion regarding
the necessity for sanding, with regard to road and weather
conditions. Also, this winter, snow
removal/sanding expenses may be high, so the Board will be diligent in
weighing all factors when making decisions on roads.
Letter Writing Committee –
- One CCR violation letter was sent this
month.
- The Board discussed a need to establish
a written procedure regarding CCR violations ,
including possible fines, filing of liens, small claims court or other
legal action, etc. Discussion will
be continued at the January Board meeting.
- One homeowner has been given 48 hours posted
notice, as an additional courtesy, before water shutoff.
Newsletter –
- Within the week, the Board will draft
items and secure Board approve via email.
Items to be included: general
winter safety (including no sledding on roads), recent road improvements,
improvements to signage, contact information, availability of gravel. Upon approval, information will be sent
to Michelle who will compile the newsletter for distribution.
Next Board meeting – January 8, 2011, 8:30 a.m. at
Wendy and George Jeffes’ cabin.
