Duquette Pines Homeowners Association Board Meeting

Attendees:  Brent Adamson, Kim Heintzman, Wendy Jeffes, Jon Long, Michelle Savoie Garcia, homeowners Gabe Garcia and Rich Pfeiffer

 

Minutes – Minutes from April meeting were approved as presented.       

 

Financial Report 

·         Bills were presented for payment and checks signed. 

·         May 4, 2010 balance sheet was presented and discussed.  The Board also discussed the accounts receivable, and moving foreclosure transactions into ‘bad debt’ to accurately reflect the current amount receivable. 

·         The Board discussed how best to present the financial information at the annual meeting, and what reports to have available. 

·         The Board discussed the possibility of moving our accounts to earn more interest, and have separate savings accounts for water/subdivision maintenance.  The issue was tabled for a future meeting.

·         Michelle will type up the budget for the annual meeting and make copies for attendees. 

Building Plans –

·         Gabe Garcia brought plans for Board approval to build a metal shop on his property.  Colors will be similar to the house, adhering to the covenant restrictions for CCRs, division 3.   Moved and seconded to approve the plans as presented.  Motion carried. 

·         Danny Gurwell requested approval of an attached shop, with siding and roofing to match his home.  Moved and seconded to approve plans, as per covenant restrictions for CCRs, division 3.  Motion carried.

Property Manager –

·         Roads were plowed once during April. 

·         Jon did a cleanup at a bank-owned property. He also installed t-posts.

·         Plans were approved mid-month for a remodel for Larry and Sandy Johnson. 

·         Met with a homeowner regarding a property line issue. 

·         Got a bid from Gardners to do several road maintenance items, including repairs on upper Bullpine, Reinhart/Meadow, Chipmunk, Grouse Rd.  There is an immediate need to add on to a culvert and make road repair in the area of the culvert.  Moved and seconded to allow Gardners to do items that were bid, minus the rolling.

·         Jon will put up a sign at the gate regarding the annual meeting.

 

Annual meeting –

There was discussion about the agenda for the annual meeting.  Topics will include budget, accounts receivable collection efforts, elections, dust abatement, water conservation, subdivision clean-up day, etc.   

The subdivision will have a cleanup effort where homeowners can leave items at the end of their driveways for pickup (and hauling to dump) by volunteers.  The cleanup date/details will be discussed and set at the annual meeting.  Signups will be available for volunteers to assist with pickup/hauling.
