Duquette Pines Homeowners Association Board Meeting
Jeffes’ Residence 8:30 a.m.

Minutes -
minutes were approved from March 2011
as presented.
Financials –
- Michelle presented the bills for the
month, and checks that needed to be signed.
- Deposits are slowly coming in for
dues. A new quarterly statement
will be going out this week.
- The Board discussed several large
delinquent accounts, and the compound interest
that is accruing on those accounts.
- An article will be composed for the
newsletter regarding accounts receivable.
Old Business –
- The Board had a discussion regarding
contact by a homeowner and a variance that was granted several years ago
to an adjacent property. Our
attorney has been contacted to compose a letter which will ensure the
matter is clear to all parties involved.
- The Board contacted our attorney last
month regarding retention of meeting minutes. We were advised that minutes should now be
kept indefinitely. Art will make
what we have available on the web site.
Manager’s Report –
- The gate was broken three times during
the month and repairs were made.
- Jon coordinated the repair of a couple
culverts in the subdivision. They
are now open and water is running as intended. These two locations have annual problems
due to the culvert size. Jon
discussed possible repair options.
- A slash pile was intentionally left in
the middle of the road. A blue
pickup truck was witnessed as having left it, but individual was not
identified. Jon removed the debris,
which obstructed the road.
- Electrical repairs were made to the
generator shed.
- Gravel was spread at Reinhart and Meadow
area.
- Jon recommended making several road
repairs immediately before any grading is done (which makes it difficult
to see the problem spots).
- Moved and seconded to put the road repair
work out to bid. We will first seek
advice from the Road and Bridge Supervisor as to what type of product to
put down, and then give that information to the bidding contractors. Jon will make phone calls to the local,
qualified contractors, and Art will contact Boise area contractors to see
if there is any interest from the Valley.
Art, Dee and Brent volunteered to go with Jon and identify areas of
concern, so Jon can mark them.
New Business –
- Loyal Willis’ property has been
sold. At a past Board meeting, it
was approved that the water pipe (which splits to other
outparcels) would be removed.
This will take place as soon as weather permits. Jon
and Brent will do research on electric work which must also be done at
this property to separate the personal meter from the wells.
Moved and seconded
to have Brent talk with the new homeowner regarding
the history of this lot, and how the Board needs to proceed to separate the
utilities. The Board is willing to pay
half the cost of the repairs.
- Jon Tuck has contacted a Board member
regarding this past due account. An
email conversation will ensue among Board members regarding payment
arrangements.
Next Board meeting will be Saturday, May 7, 2011, 8:30 a.m. at the
Jeffes’ cabin.
