Duquette Pines Homeowners Association Board Meeting
Jeffes’ Residence
January 8, 2011

Minutes -
approved from the December meeting as
presented.
Financials –
- Michelle presented bills/checks to be
paid for the month.
- She updated the Board on recent home
sales/purchases.
- Michelle stated that Quickbooks
software must be updated by May 31, 2011 for approximately $350.00.
Manager’s Report –
- Jon placed a water turnoff sign at a
homeowner’s residence after last month’s board meeting, which prompted an
immediate payment on the past-due account.
- He ran the generator on the day the
subdivision had no electricity to ensure the water pump would still
run.
- Jon gave a report on Gardner’s plowing
for the month. There was a discussion
regarding sanding and current road
conditions. The Property Manager
and the Board will maintain due diligence in this area to ensure favorable
road conditions.
Old Business –
- Brent reported on the recent
subdivision’s water test. Tests are
done on a state-mandated schedule.
Arsenic levels were slightly above approved limits, and will be
retested per state requirement schedules.
- Brent received the past Duquette
homeowner’s association records from Teresa Mann and passed them on to
Wendy Jeffes in lieu of Art Burget’s
absence. Art will review and scan
as appropriate to maintain an electronic record, and then retain hard
copies at his cabin.
- Brent found the information for the
pumper truck, which does not have a title (originally from Nevada). Per conversations (Brent Adamson and Jon
Long) with Loyal Willis, the truck is Subdivision property. Moved and seconded to have Brent
research and get a Sheriff’s title on the pumper truck in his name (as
President of Duquette HOA), and then proceed to sell/get rid of the
vehicle. Motion approved.
Discussion of CCR letters and response -
- Wendy passed out information from Saddlebrook (Star, ID) Homeowners Association’s recent
mailings regarding their fine policy and CCR enforcement policies,
including legal involvement.
- The Board will review the information
from Saddlebrook, and be prepared at February’s
meeting for discussion to further the process for Duquette, including
research/review of CCRs, Bylaws, etc. from our subdivision and others.
- Brent will contact our attorney to get
advice as how best to proceed with a possible fine policy and enforcement
of Duquette’s CCRs.
New Business –
- List of providers – The Board discussed
providing a ‘list of providers’ as a service to homeowners which may
include local chimney cleaning, snow plowing, etc. Duquette HOA would not provide
warranties, implied or expressed. The
Welcome Packet includes some information for residents at this time. The
Board could expand this list and include a directory of services on the
Duquette web site. The Board will
begin to compile this information.
- Dee Woodstrom
agreed to take the Board position vacated by Larry Johnson. Welcome Dee!
Next meeting is scheduled for February 5, 2011, 8:30 a.m. at the
Jeffes’ cabin, 248 Meadow.
