Duquette Pines Homeowners Association Board Meeting

Minutes -
minutes were approved from May 2011 as
presented.
Financials –
- Michelle presented the bills for the
month, and checks that needed to be signed.
- Eight water shutoff letters were sent to
homeowners with balances over $400; five residents paid in full; one
requested to be put on a payment plan.
One homeowner made a partial payment, with an agreement to bring
the account current within two months.
One homeowner has not contacted the board or made a payment.
- 26 homeowners were charged 18% on balances
remaining as of June 30, 2011.
- In the past, annual assessments have been
payable in full upon receipt of the bill.
In an attempt to clarify the expectation of when an account becomes
past due, it was moved and seconded that the due date
for annual assessments will be 60 days from the invoice date. Motion carried. This information will be communicated in
the July 2011 newsletter.
- Liens will be re-filed (or attached) in
August for any homeowners having past due accounts.
- Art was contacted by a homeowner to make
payments on his lot(s). He will
follow up and coordinate the specific payment arrangements with
Michelle.
- Art and Wendy will contact a Boise legal
firm for information about assisting with CCR adherence, etc.
- Brent will talk to a homeowner who is at
risk of water shutoff for nonpayment.
He will advise of the results of this meeting and how to
proceed.
Manager’s Report-
- May 2nd Jon burned the slash
pile, and has accumulated more since that date.
- May 19th he fixed a well problem on the
Willis property, prior to its sale.
- June 3rd gravel/road repairs were
made.
- June 4th Duquette cleanup
day. The Board was contacted by a
homeowner regarding cleanup of their property after this date.
- June 7th turned off water valve at the
sheds.
- June 9th weed eating around the
subdivision, including generator shed, front gate area.
- Sprayed 220 gallons of weed killer on
noxious weeds throughout subdivision.
- June 18th shut and removed
valve at the shed area toward the (former) Willis property.
- June 30th applied dust
abatement by Ag Express, who claims the product will last two years. The product is mag
chloride with polymers added to it.
The product was slightly more expensive than past years’ product,
but usage was 60% of prior years.
Building Plans –
- Homeowner Steve Newman submitted plans to
build on Triple Ridge. Moved
and seconded to approve plans as submitted, with a variance to allow the
garage to be built first, with house construction to commence within a
reasonable amount of time thereafter. The Board will advise the homeowner of
the CCR building time limits, and will require a letter from homeowner to
confirm acceptance of the conditions.
Next Board meeting will be August 6, 2011, 8:30 a.m. at the Jeffes’
cabin, 248 Meadow.
