Duquette Pines Homeowners Association Board Meeting

Jeffes’ Residence 8:30 a.m.

October 1, 2011

Attendees: Brent Adamson, Art Burget, Wendy Jeffes, Dee Woodstrom, Jon Long, Michelle Savoie

Minutes - minutes were approved from September 2011 as presented.

Financials –

· Michelle presented balance sheet and bills to be paid.

· Checks were signed.

· Liens were filed on all properties that are past due. Letters were sent to homeowners with a copy of the lien.

· The Board discussed possibly taking homeowners to small claims court. A note will be sent to affected homeowners with their quarterly statement indicating additional actions may be taken if payment is not received within 30 days.

Manager’s Report –

· Notified homeowners about dead trees on their properties. Many of these trees will be removed in the near future.

· Jon covered the burn pile at the back of subdivision. He will post a sign indicating that no more debris should be dumped at this time.

· Reported on the well testing that was done. When the individual wells were tested for arsenic, there was one well which showed a higher concentration of arsenic and was shut down. The subdivision remains in compliance with DEQ and testing continues per their requirements. Further updates will continue to be provided to homeowners. Any questions, please contact Brent Adamson.

· When conditions warrant (following rain) Jon will have Gardners pull gravel from the ditches back up to the road surface in preparation for winter.

New Business –

· Reviewed email from homeowner. The Board determined there was no action necessary at this time.

Old Business –

· Brent will compile draft response to homeowner regarding letter he sent a couple months ago.

Next Board meeting will be Saturday, November 5, 2011 at Jeffes’ cabin, 248 Meadow Dr., 8:30 a.m.
