Duquette Pines Homeowners Association Board Meeting

Jeffes’ Residence 8:30 a.m.

July 7, 2012

 

 

Attendees:  Brent Adamson, Dee Woodstrom, Wendy Jeffes, Jon Long, Michelle Savoie, Homeowner George Jeffes

 

Minutes:  

 

·        May minutes were approved as presented, as well as the June Annual meeting minutes. 

 

Financials:

 

·       Michelle presented checks to be signed and will email financials to the Board.

·       She advised that there are liens set to expire soon.  She will refile them. 

Manager’s Report:  May and June

·       Jon removed trees/slash from wind storms and burned slash piles. 

·       Homeowners please note:  The burn pile is now closed and residents need to take slash to the Idaho City landfill.  Jon posted a sign to inform residents of this change. 

·       Jon repaired road signs damaged from grading. 

·       He repaired/replaced the gate.  Jon reminds residents to make sure gate is down before using their remote controls to open it.  The sensor will open the gate only once for each car. 

·       Jon replaced culverts at Bullpine/Willis, Bullpine/Meadow.  A phone line was cut (which had been incorrectly marked by Digline).  The phone company made the repair to restore the resident’s phone service. 

·       He removed a dead tree on subdivision property blocking a driveway. 

·       The Bullfrog road repair was completed in June.  All pending road work has now been completed. 

·       Jon presented a request to have road material/maintenance done on Rosebush.  The original bid was approximately $22,000, but Jon suggested modifications which should significantly reduce that cost.  He will secure a new bid for repairs and advise the Board. 

New Business:

·       Building Plans were presented from Russ Taylor for a new home.  Moved Jeffes and seconded Woodstrom to approve plans as submitted.  Motion carried.  An approval letter will be sent to confirm submission and adherence to CCRs. 

·       Building plans were presented from Mark Veristain for a wood shed.  Moved Jeffes and seconded Woodstrom to approve plans as submitted.  Motion carried.  An approval letter will be sent to confirm submission and adherence to CCRs. 

·       There was a discussion about road work completed in June which went over the estimate received.  There was a change required to a job.  The contractor proceeded with the job, and then billed for the change without advising Jon or the Board.  Jon will clarify with Gardners that they must secure approval before proceeding with any changes.  The Board will continue to secure bids for road maintenance which are outside our contract with Gardners.   Our maintenance contract with them comes up for bid in August. 

·       There is a trailer parked on Willis Way which Board members noticed on the June 2 Clean-up Day.  Board members had verbally asked the occupant that the trailer be moved, but to date it remains in the same location.  There is a question about the property line in this location.  Jon will take a look at the location in an attempt to determine property lines before the Board proceeds.

 

Old Business:

 

·       The Board discussed Frank Marsh’s request from BLM (from the Annual meeting) to fall dead trees on BLM land adjoining Duquette property, which could present a fire danger.  Brent will contact them to proceed.

·       Please remember ballots for election of officers need to be in by July 21, 2012. 

 

The next Board Meeting will be held August 4, 2012, 8:30 a.m. at the Jeffes’ residence, 248 Meadow Dr.
