Pines Homeowners Association Board Meeting
Jeffes’
Residence 8:30 a.m.

Attendees: Art Burget, Dee Woodstrom, Lynn Murdoch, Wendy
Jeffes, Jon Long, Michelle Savoie, and homeowner George Jeffes
Minutes:
· August minutes were approved as presented.
Financials:
· Michelle reported on financials for
the month and checks were signed.
· The taxes were done recently and
Michelle will pick them up from the accountant this week. We have had good response from the annual
billing that was sent out. Homeowners
have been sending in payments for their dues.
· She reported on sales of homes for
the month.
· Michelle will bring an accounting of
actual to budgeted expenses to the Board meetings.
· Moved Jeffes and seconded Burget to
file liens on all past-due accounts.
Motion carried.
Old Business:
· Water leak has not been repaired, so
a certified letter will be sent to the homeowner. Moved Jeffes and seconded Murdoch to send a
certified letter to the homeowner, with a copy to the tenant with a possible
water turnoff date of October 1, 2012.
Motion carried.
· The homeowner trailer has not been
moved that the board requested be removed from subdivision property.
· One bid was received on the road
contract. The document will be
distributed to the board for review.
New Business:
· Moved Jeffes, seconded Burget to
approve building plans as presented for Murdoch’s garage. Motion carried. A letter will be sent to the homeowner for
document.
· Moved Burget and seconded Murdoch to
file small claims against past due accounts discussed in the board
meeting.
· The Board discussed the subdivision’s
Firewise preparedness and urges all homeowners to be diligent in keeping their
properties fire safe. Information about
the Trinity Ridge Fire can be found on the Inciweb web site.
Manager’s Report:
· Jon continued to monitor the wells;
they are running between 15 and 20 hours a day.
· Road maintenance was completed by
Gardners. Jon will coordinate the one remaining
section of road repair before Fall. The
road projects completed this year will all come in at or below the budgeted
amount.
· He made one gate repair in August.
· He started to do roadside brush/tree
removal, and will continue.
· The County came in to spray noxious
weeds, including the common area, well area, 2 lots above the wells, and some
private lots. The County will spray
again the first part of October, if there are areas that were missed. Please contact Jon Long.
· Jon received a letter from the County
regarding homeowners’ responsibility to spray for noxious weeds, or they can
come onto the property and bill the homeowner.
He requested that a copy be included in the next newsletter.
