Duquette Pines Homeowners Association Board Meeting

Jeffes’ Residence, 8:30 a.m.

August 3, 2013

Attendees: Brent Adamson, Art Burget, Dee Woodstrom, Lynn Murdoch, Wendy Jeffes, Jon Long, Michelle Savoie-Garcia, Scott Jackson

Minutes: Minutes were approved from the June 29, 2013 meeting as presented.

Financials:

· Michelle reported on the financials for the month and presented checks to be signed.

· She is having the taxes done this month.

· She advised that there was a high percentage of homeowners who have already sent their 2013/2014 dues, many in full.

Manager’s Report:

· Jon ran the generator the first of the month to check its operation.

· He applied dust abatement to Meadow and Bullpine.

· He sprayed noxious weeds with his remaining product. He intends to get more product from the County.

· He put up signs for free tire day at the Idaho City landfill (which has now passed).

· He checked the wells, which had been running 24 hours a day. The water level was 25% of normal, or one day from running out of water. Brent and Jon decided to turn on well #1, and now the wells are running 11 hours a day. Homeowners are advised to conserve water, as this is a concern with summer weather upon us. Jon will keep data on the wells and keep the board apprised. Art will put information on the web site, and Jon will post a notice at the gate.

· He removed a tree which had been blocking a resident from accessing their driveway.

New Business:

· The election for 2 board positions was held and ballots were counted. Art Burget and Scott Jackson were elected to serve. Mark Veristain will be an alternate. Thank you and welcome to the new board members! Thanks to all homeowners who participated in the election.

· The board discussed a building inquiry from a homeowner from Division 4.

· Art presented information from correspondence with an attorney regarding collecting on a delinquent account. Moved Adamson, seconded Murdoch to proceed with the attorney’s recommendation, not to exceed $1000, to collect on the past-due account. Motion carried.

· Moved Adamson, seconded Burget to approve a lot line adjustment between Richardson’s and Murdoch’s. Motion carried.

The next Board Meeting will be held at the Library, 8:30 a.m. on Saturday, September 7, 2013. Please note this change in location.
