Duquette Pines Homeowners Association Board Meeting

Jeffes’ Residence 8:30 a.m.

March 9, 2013

 

Attendees:  Brent Adamson, Art Burget, Wendy Jeffes, Michelle Savoie Garcia, Jon Long,  George Jeffes, Jesse Webb, Neal and Barbara Gardner

 

Minutes:  

·       Minutes were approved from February 2013 as presented. 

 

Financials:

·       Michelle reported on the financials for the month and presented checks to be signed.

·       Michelle removed all but 5 outstanding liens. 

·       She advised that there are only 2 people who are past-due and not making payments. 

·       There was a discussion about a homeowner who contacted Michelle about water.  A letter will be sent to explain the Board’s decision. 

·       The Board is still working on some liened properties and details related to them.

·       The Board discussed procedures to file a levy.  Michelle will investigate this process.

·       The quarterly billing will be mailed the first part of April.  The Board will prepare a newsletter to update the homeowners on financial information and other important items.

 

Manager’s Report

·       2/1-2/4 continued to dig on Skyline road to resolve frozen water line problem.  A bill has not yet been received.

·       Jon put the gates down due to the improved weather.

·       Roads were plowed once during the month.

·       There is a truck on Reinhart that the Board is trying to have removed.  Details and approvals are being secured at this point. 

·       Jon was approached regarding having sheep graze in the subdivision for fire suppression.  Although the Board is aware this may be helpful, it was not approved at this time.

·       Jon prepared a detailed flip-book with photos for Gardners to assist them in plowing the subdivision. 

 

New Business

·       Building plans were reviewed for a proposed wood shed.  Moved Adamson to approve the wood shed, contingent upon a conversation with the neighbor to be sure there’s no problems, and verification of the road line for proper placement.  This is a variance from the standard setbacks due to the small lot size.  Seconded Jeffes.  Jon and Brent will begin the conversation with the neighbor and check on the road line.  A letter will be sent to the homeowner.

·       Neal and Barbara Gardner gave information about proposed road repairs to the section of road where the water pipe froze.  The Board reviewed the information and tabled a decision until further research is done. 

·       A discussion was made regarding the Annual Meeting and the procedure for next year’s dues/billing.  Several options were discussed. 

·       The Annual Meeting will be held on Friday, May 24, 2013 at 7:00 p.m. at the ???

 

 

The next Board meeting will be held on Saturday, April 6, 2013 at 8:30 a.m. at the Jeffes’ residence, 248 Meadow Drive.
