Monthly Meeting – August 1, 2015

Attending: Art Burget, Roy Doan, Scott Jackson, Diane
Cowles, Jill Manzo, Lisa Kindelberger, and Jon Long
The meeting was
called to order by Vice President Art Burget at 8:30am at the Idaho City
Library. Board Positions were discussed
and voting held:
President – Art Burget
Vice President – Roy Doan
Secretary – Jill Manzo
Clarification to
Article G in the by-laws was provided:
If an alternate runs for the Board during the annual election, they
vacate their position as alternate and will be replaced by the person with the
most votes following identification of newly elected members. Based on this clarification, Doug Ebling will
become the 2nd alternate for this election period.

Lisa
Kindelberger presented the Balance Sheet for the fiscal year ending July 31,
2015. Also presented were the check
register and Profit and Loss Statement. Total assets were stated to be
$259,722.41. Questions regarding the
P&L categories were discussed and improvement has been made in classifying
income and expenses. There was a 63.6%
increase in Liability Insurance expense – Lisa will review the statements and
report back. We will continue to Lien
properties that are two quarters behind in payment.

Donna
Bates requested approval for paint and trim colors of new construction. Jon will obtain color swatches from Erbe's and provide to Roy and Diane for approval. To alleviate any delay, the board agreed to
have these members speak for the group.

Jon
provided the Managers report for July – problem with the wells due to an
electrical short due to flooding which was repaired. A water valve on subdivision property was
repaired with the invoice coming soon.
The gate was repaired as well as spraying of weeds throughout the
subdivision.

New
Business:
o
The water
bill for Meadow Lot 13 was discussed:
process has been and will remain to bill each property owner starting
when the connection is made. Once the
written complaint is received, Jill will draft a response to the homeowner.
o
Tree
cutting on Rosebush for new construction:
Concerns regarding the number of trees removed as well as the ruts from
the logging equipment. Art will talk
with the homeowner.
o
Noise/Smell
complaint from resident on Bull Pine Road.
Roy and Scott will talk with the owner to resolve.
o
Process
for homeowners concerns: To better track
and respond to residents' concerns we ask that written documentation be
presented to the board for review and discussion. Upon receiving a written concern, the board
will address the issue and respond to the homeowner as soon as possible. Communication can be submitted via the
website.
o
Posting
of phone numbers at the gate: This is an
"Opt In" process. If a
homeowner would like their number displayed there will be a sheet at the
gate. Jill will update the list as
needed.
o
Fire
Contract has been signed and first year paid by the HOA. Signatures from homeowners are needed for the
fire department. A letter has been
approved and Lisa will mail to owners with a structure on the property. Jon has adapters for the water stands if
needed.
