Attendance:  Lisa B., Melissa, Dee, Karter and Lisa K.  Guests - Beau Williamson and Mike Bates.  Absent – Donna Bates and Kurt Sundquist.

Financials-Lisa Kindelberger:  Lisa K. presented the profit and loss, balance sheet and checking information.  Checks were signed.  Dee motioned to accept the financial reports and approve the checks to be signed.  Lisa B. seconded.  Motion passed.  The last of the chronic delinquent fees was paid in full.

-Pay periods: Lisa K. stated that it is easier to do checks at the end of each month for herself and Karter so moving forward, she will do so.

-Tax info: There was nothing to discuss at this time.

Maintenance Report- Karter Thompson:

Ø  Spreader attachment – Karter presented a handout with information about a spreader that may be mounted on an atv.  His cost would be $287 for the unit and $68 for the adapter.  The Board discussed this further and decided that this particular spreader would probably be too small to be efficient and asked that Karter do further research for a larger spreader that may me mountable in a pickup box or as a pull behind unit.  The Board has asked him to check out bigger spreaders so that he wouldn’t have to fill it so often and to present again at the February meeting.

Ø  Karter stated that a tree fell on Loyal Lane and he helped remove it from the roadway.

Ø  Fixed the gate arm in December.

Ø  Did service work on the generator in the well shed.

Ø  Installed a reflector at frog pond on Meadow Drive.

Ø  Snow removal around the subdivision.

Ø  Installed snow poles on t-posts at well area.

Ø  Fixed the sign at the gate.

Old Business:

Ø  Ballot for Div 3 Amendment – Melissa had researched and gave information to the Board.  Melissa stated that what she had found was that people could have approximately 3 animals (goats) per acre for grazing but found no information concerning how many chickens or rabbits a property could have.  For this amendment to happen, 75% of the property owners in Division 3 would have to vote “yes” to having goats, chickens and rabbits.  She will put together ballot verbiage for the Board to review and give input.  This will be visited again at the February meeting.

Ø  Online payment options:  This has been postponed until February as Kurt was not in attendance to give a presentation of his information.

Ø  Lisa B. motioned to accept the meeting minutes from December 5, 2017.  Dee seconded.  Motion passed.

New Business:

Ø  Well #1 & #5 Electrical upgrade - Lisa B. spoke about what the upgrade will do and the Board discussed the quoted information.   The quote was $3,100 for High Ground Electric to install the control panel and $3,400 for the control panel.  Dee motioned to approve the electrical upgrade of wells 1 & 5 for $3,100 to High Ground Electric for installation and $3,400 for the control panel for a total of $6,500 unless the UL is not needed, then the total would be $6,100 and for this installation to begin when weather permits.  Melissa 2nd.  Motion passed.

Ø  Mike Bates house plans – The Board asked questions and stated that his plans look reasonable and when he has purchased a lot, he will need to come back with his final plans, including his measurement/boundary ratio and completion date.

Adjourn – Lisa B. moved to adjourn at 8:09 pm.

Respectfully submitted by:
